Huge rezoning plan to open up new land for redevelopment

The ACT Government has identified a significant portion of public housing and other blocks to be targeted in a Territory Plan Variation designed to boost development opportunies across the region. The Canberra Times reports today on the extensive detail of the Draft Variation, due to be completed in September. Key points include:

Planning

  • Public housing complexes including Stuart Flats in Griffith, Gowrie Court in Narrabundah, Strathgordon Court in Woden, and Red Hill flats to be rezoned to RZ5 allowing for higher density residential development. RZ5 provides for maximum building heights of 21.5 metres, generally six storeys.
  • Rezoning land in Dickson between Antill Street and the Dickson ovals, along with existing housing on Morphett and Lowrie Streets, allowing for residential and other development.
  • High density residential development to be allowed for two further blocks along the Federal Highway in Watson, extending the density of new dwellings in the north of the suburb.
  • An affordable housing redeveloment for the former Downer Primary School.
  • Medium density housing for a vacant site on Baldwin Drive in Kaleen and for land behind the Weston Creek Labor Club in Stirling.
  • Lakeside residential development for land on Mortimer Lewis Drive in Greenway.
  • Industrial development land beside the crematorium in Mitchell.
  • More bulky goods retail type land to be developed along Canberra Avenue in Fyshwick.
  • Land in Amtech Estate, Symonston to be rezoned to IZ2 in order to allow light industrial uses rather than focussing on high tech.

A Government spokesperson noted that this streamlined approach to making several zoning changes at one time allows for greater levels of community consultation on development proposals. It was also noted that some redevelopments would include a maximum 10% public housing requirement as part of the Government’s strategy of dispersing the concentration of public housing.

New Development Applications lodged

  • Block 31 Section 34 Dickson – 7,283sqm block – demolition of existing improvements to construct a five storey mixed use development with 14 commercial tenancies, 221 residential units and ground and basement car parking
  • Section 63 Turner – 12 Hartley Street – consolidation of Blocks 17-21 for 37 new units with basement car parking
  • Block 13 Section 44 Turner – 27 Moore Street – 1,203sqm block – 14 units with three levels of basement car parking
  • Block 4 Section 9 Pialligo – the much anticipated IKEA store is underway – 26,085sqm of GFA with 812 car spaces with the site to be accessed at the intersection of Majura Road and Spitfire Avenue
